Definitely work with a "Buyers Agent". They will be able to show you more options. Also, if the owner doesn't get an appraisal done, you may want to pay to have one done on the home you set your heart on. The benefit would be knowing the value. Some sellers pick a random figure without knowing the value. Once both parties are aware of the value, it can change things. For instance, one home that I have done an appraisal on was definitely overpriced. Once the buyer was aware of the value, he was able to negotiate the price down.
